An SBEM or Simplified Building Energy Model, is a Government Defined process in accordance with UK Building Regulations Part L. It is the calculation of the energy performance of new commercial buildings whether that be an Industrial Warehouse, School, Hotel or Office. As from 7th April 2007 all new buildings require an SBEM Calculation to acheive Building Control sign off. This calculation is not just for new build projects it is also required by Building Control on extensions to commercial property.
There are 2 stages in acquiring an SBEM Calculation. The first stage is named the "Design stage". Which must be completed and submitted to the Building Control Officer or Approved inspector at the same time as your building control application. The second stage is the "As Built" stage, this will come into force on completion of the build and a "Pass" certificate will have to be produced to your inspector. In most cases on completion an EPC will also be required to complete the process.
